Do I need RERA certification to be a real estate broker in Dubai?
Yes. All real estate brokers in Dubai must complete the DREI (Dubai Real Estate Institute) training program and pass the RERA broker exam before being issued a Broker Registration Number (BRN). Operating as a broker without a BRN and valid RERA registration is illegal and can result in fines and prosecution under UAE law.
What is a BRN and why is it important?
A BRN (Broker Registration Number) is the unique identification number issued by RERA to each licensed real estate broker in Dubai. It is mandatory to display your BRN on all property listings on Property Finder, Bayut, Dubizzle, and other portals. Listings without a valid BRN are removed by portals. The BRN also protects your commission rights legally.
Can foreigners become licensed real estate brokers in Dubai?
Yes. There is no nationality restriction on obtaining a Dubai real estate broker license. Foreign nationals can complete the DREI course, pass the RERA exam, register a company, and obtain their BRN — all with 100% foreign ownership of their brokerage. Dubai is one of the most accessible real estate markets globally for international brokers.
Can I sell off-plan properties as an independent broker?
Yes, but you must be registered with the developer as an approved broker. Developers maintain approved broker lists and will only pay commissions to brokers registered with them. Once you have your BRN, Arab First assists you in registering with the major Dubai developers so you can sell their off-plan projects from launch day.
What is the typical fee structure for real estate brokers in Dubai?
The standard agency fee in Dubai is 2% of the property purchase price for sales transactions, or 5% of the annual rent for rental transactions (or one month's rent, whichever is lower). These are market norms but not legally fixed, so some brokers negotiate different structures. As an independent broker, you retain 100% of the commission you earn.
